Infrastructure
We understand that new homes can increase demand on local infrastructure and services. This page outlines how the proposals have been designed to manage that impact and the measures planned to ensure the development is supported by the right infrastructure.
During the planning determination process, the project team will work with local infrastructure providers, including utilities, highways and public services. If requested, the project team will work with providers to determine an amount of financial contributions to cover the increase in demand.

Public Services
The proposals include land for a new two-form entry primary school. The school site will be large enough to accommodate modern teaching and outdoor play spaces, while its central position encourages walking and cycling from both the new homes and the existing community. This education provision will help to meet local demand for school places generated by the development and support capacity across the area.
Additionally, the proposals allow for contributions towards local healthcare provision, which will be agreed with Walsall Council and the local NHS Trust. This may include financial support for local GP services or the potential for healthcare services provided within one of the community centres. These measures will help maintain good access to healthcare services alongside the delivery of new homes.
Transport
To provide vehicular access to the site, the proposals include two new priority junctions on the Aldridge Road, with an additional junction on Queslett Road, which will be controlled by a new set of traffic lights to allow access and exit from the site.
As part of the planning application, we will submit a Transport Assessment which assesses the impact of the development on the local highway network. This exercise will use the nationally recognised TRICS database and Census data to accurately forecast and distribute traffic on key local routes.
The project team acknowledges that improvements will be required at the roundabout between Aldridge Road and Queslett Road to accommodate the proposals. As part of the planning determination process, we will have discussions with officers at Walsall Council about potential solutions, which could include adding extra capacity at the junction, supporting the extension or frequency of local bus services, and encouraging the use of active travel.
