As well as providing new much-needed family housing in the community, the proposals will create new publicly accessible open space. A network of cycling and walking routes will connect children’s play areas, community gardens, sports and recreation fields and natural habitats.
The proposals will provide services and amenities for new and existing residents, including new primary school and two community centres, with one providing healthcare services.

Walsall Council is required to bring forward sites for housing to meet its needs, which is calculated based on housing demand and population statistics by the Ministry for Housing, Communities and Local Government. Currently, Walsall Council must meet an annual target of 1,148 new homes.

Affordable housing will be provided in line with Walsall Council’s local policies and requirements.

The proposed homes will include a mix of sizes, from 1-bedroom to 4-bedroom homes.

During the planning determination process, the project team will work with local infrastructure providers, including utilities, highways and public services. If requested, the project team will work with providers to determine necessary mitigation to cover the increase in demand.
The proposals include a new primary school and community centre, which will include healthcare services. We are working with local healthcare providers to understand what could be delivered in this space for new and existing residents.

Vehicles will access the site via two new junctions on Aldridge Road, which will be priority junctions. There will be an additional junction on Queslett Road, which will be controlled by a new set of traffic lights to allow access and exit from the site.
An additional junction on Doe Bank Lane will only be accessible to buses and emergency services.

The site is located in Flood Zone 1, as defined by the Environment Agency, meaning that it is within an area with the lowest probability of flooding at less than 0.1% each year.
A comprehensive drainage strategy utilising sustainable drainage systems (SuDS) will ensure that surface water falling on developed areas is captured, treated and attenuated on site before being discharged at a controlled rate which is set to ensure there is no increased flood risk on or off site. This could include attenuation basins, swales and permeable paving.

As part of the planning determination process, a Construction Management Plan will be agreed with Walsall Council to minimise disruption, manage vehicle movements, and control noise and dust. We would anticipate this forming a condition within the planning permission, should it be granted, and agreed with the Council prior to work commencing on site.
